The architects review fee is $500.00, which must be submitted to Coastal Association Management at the same time the preliminary plans are submitted. Please make your check payable to:

There is also an administrative fee of $275, which must be submitted to Coastal Association Management at the same time the preliminary plans and review fee are submitted. Please make your check payable to Coastal Association Management.

Prior to submitting your preliminary plans, please contact Coastal Association Management to schedule a preliminary meeting with the ARC to review the plans, ARC process, and any questions you may have.

Once you submit your plans to Coastal Association Management, they will be sent to an independent architect, who will review and add comments/suggestions based on the plans submitted. The Architects comments will then be reviewed by the Architectural Review Committee. Upon receiving the architect and ARC’s feedback, the homeowner will work with their builder and designer to make any necessary revisions and resubmit the revised plans for review.

You can generally expect at least two reviews, one of which is mainly the mass, height, and general aspects of the house. The second review will focus more on details and the cosmetics of the house. Please plan your construction schedule accordingly as construction cannot begin until the final set of plans have been approved and signed by the ARC. A refundable builder deposit of $7,500.00 is required before construction can begin. Upon completion of the house, a final inspection will take place before the builder deposit is refunded.

We strongly encourage you to become familiar with the ARC Guidelines before submitting any plans or minor change applications. Please click the link below to download the revised guidelines. Please remember that all plans and minor change applications must be submitted to Coastal Association Management to ensure inclusion in the next available ARC meeting.

Charleston Landing Holiday Message

As everyone knows the year 2020 has been a challenge to say the least. In doing our due diligence to try and comply with guidelines set forth by Federal and Local government regulations we had to make some hard decisions regarding our facilities. We would like to thank everyone for their diligence and patience during these trying times,
The previous and newly elected Board made these decisions to try and protect our neighbors from this terrible pandemic. At the same time we had to ensure the solvency and wellbeing of our corporate Property Owners business. We have tried to accomplish this to the best of our abilities. We would especially like to thank Bill Fisher and Sherry Thomas for their dedicated service on the prior board as well as the newly elected board. Our goal has always been to operate within our set budget and lay a foundation to preserve the future neighborhood assets. We hope this will make an easier path for future boards to continue to make our association and neighborhood prosperous, attractive and desirable.

A Big Thank You to Jeff, Alan and Bill for spreading the new sand for the Children's playground. The playground is still a work in progress and we hope to make additional improvements in the coming weeks. We are also looking to improve the front entrance as well. As with these guys all volunteer workers are greatly appreciated. If you want to participate please contact a board member as we want to promote camaraderie in our neighborhood and at the same time cut down on expenses. ...
